Clear Ranges.
No Guesswork.

Scope

Pricing should match the work.

A maintained home, deep reset, move-out clean, and commercial account should not all be priced the same.

Pricing Philosophy

A guide, not a blind flat rate

These are starting ranges to help clients understand what affects price. Final pricing is confirmed after Fresh Finish reviews the details and makes sure the service level matches the real scope.

!

Important pricing note

Prices can change if the home has heavy buildup, extra clutter, heavy pet hair, difficult access, extra bathrooms, special requests, or add-ons. Fresh Finish will not force a deep reset into a basic standard-clean price.

First clean / reset

Deep Cleaning

$220–$575+

Best for first-time clients, homes that need more detailed attention, buildup removal, extra bathroom/kitchen work, and stronger reset cleaning.

  • Higher labor and detail level
  • Often recommended before recurring
  • Final price depends heavily on condition

Empty home reset

Move-In / Move-Out

$250–$650+

Best for empty homes, rentals, turnovers, listing prep, move-outs, and move-ready spaces where the client wants a full reset.

  • Usually one-time service
  • Cabinets and appliance interiors may be add-ons
  • Large or detailed homes may require custom quote

Maintenance visits

Recurring Cleaning

Custom per visit

Weekly, biweekly, monthly, or custom recurring cleaning is usually priced after the first clean or after the home’s condition is understood.

  • Weekly usually has the best per-visit value
  • Biweekly is often the best balance
  • Monthly usually needs more time than weekly

By Home Size

Estimated residential starting ranges.

These ranges are not guarantees. They are a planning guide based on average conditions before add-ons, heavy buildup, specialty requests, or unusual access needs.

Home Size Standard Deep Move-In / Move-Out Best Fit
Studio / 1 Bed $140–$190 $220–$300 $250–$330 Small apartment or condo
2 Bed / 1–2 Bath $165–$240 $260–$375 $300–$425 Small to mid-size home
3 Bed / 2 Bath $205–$300 $325–$475 $375–$525 Most common family home
4 Bed / 3+ Bath $265–$390 $425–$625 $475–$700 Larger home or more bathrooms
4,000+ sq ft Custom Custom Custom Quote after scope review
Why “custom” for large homes? A large home with light upkeep may be very different from a smaller home with heavy buildup, pets, kids, and add-ons. Larger homes should be priced around labor, scope, and condition.

Recurring Pricing

Recurring should benefit both sides.

Weekly and biweekly cleaning should be easier to maintain than one-time cleaning, but the first visit may still need a reset. Fresh Finish can price recurring visits after understanding the real condition of the home.

Weekly: best per-visit value because the home stays cleaner.
Biweekly: strong balance for many households.
Monthly: still recurring, but usually needs more time per visit.
First clean: may be standard or deep before maintenance pricing starts.

What Affects Price

The real reason cleaning prices vary.

A simple bedroom and bathroom count is not enough. Price should reflect time, detail level, condition, access, pets, add-ons, and whether the clean is routine maintenance or a reset.

Home Size Square footage, bedrooms, bathrooms, stairs, and number of areas being cleaned.
Condition Light upkeep, average use, extra attention, heavy buildup, or move-out condition.
Pets & Kids Pet hair, paw prints, toys, extra lived-in areas, and additional detail time.
Add-Ons Oven, fridge, cabinets, baseboards, windows, laundry, and special requests.

Commercial & Contract Pricing

Business cleaning needs a custom quote.

Commercial, office, realtor, property manager, rental turnover, and contract cleaning should not be priced from a simple house-cleaning chart.

Pricing Questions

Before you request a quote

No. These are planning ranges. Final pricing depends on the real condition, size, service type, add-ons, access, schedule, and time needed.
Deep cleaning usually requires more labor, detail, buildup attention, and reset work than standard cleaning. It is often the better fit for first-time cleans or homes that have not been cleaned professionally in a while.
Recurring cleaning can have a better per-visit value because the home is maintained more consistently. The first visit may still be priced higher if the home needs a reset before maintenance begins.
Large homes can vary a lot. A 4,000+ square foot home with light upkeep may not need the same price as a smaller home with heavy buildup, but it still requires enough labor time to clean properly.
